Buying a newly built home: steps, tips, and things to consider

Acquiring a newly built home is one of the most important —and exciting— decisions you can make. Whether as a home or an investment, these types of properties offer clear advantages: energy efficiency, modern design, better qualities, and lower maintenance costs in the medium term.

However, it is essential to know the process well and know what to check at each stage. Here we explain the key steps to buying a newly built home on the Costa del Sol safely and with guarantees.

1. Define your objective and budget

Before you start searching, it is important to be clear about what you are looking for:

  • Will it be your primary residence or a second home?

  • Are you more interested in it as an investment for vacation rentals or future appreciation?

  • What is your real budget, including taxes and associated expenses?

Tip: Keep in mind an additional 10% to 13% on the sale price to cover VAT, notary, registration, and administration fees.

2. Choose the location well

The Costa del Sol offers a wide variety of areas: from the dynamism of Málaga capital to the exclusivity of Marbella, the tranquility of Mijas, or the cosmopolitan atmosphere of Estepona.

Each location has its buyer and investment profile, so choose according to your lifestyle or the public you want to target if you are going to rent.

3. Find out well about the developer and the project

Review the trajectory of the developer and construction company. Make sure it has:

  • Building permit

  • Project approved by the College of Architects

  • Bank guarantees that guarantee your payments

  • Clear and realistic delivery times

In our case, we accompany the client in each step and offer transparency from day one.

4. Review the quality report

The quality report indicates what materials, finishes, carpentry, appliances, and air conditioning systems the home will include.

Tip: Ask if there are customization or improvement options, especially if you buy off-plan.

5. Signing the contract and monitoring the work

Once you decide, you will sign a purchase agreement with the payment schedule and project details.

During the construction, we recommend that you stay informed of the progress and request visits if they are allowed. Some developers, like ours, offer periodic reports with photos of the progress.

6. Delivery of keys and signing of deeds

Once the work is finished and the first occupancy license is obtained, you will sign the public deed and receive the keys to your new home.

From here you can move in, rent it, or decorate it to your liking, knowing that you are opening a new property with guarantees.
